Home tour and inspection

Depending on the type of service, you can visit the property you are interested in yourself or with the real estate agent. Feeling good about the home is important, but a broker will also pay special attention to the technical aspects and possible defects. After the tour you can discuss your findings and decide if you want to do any further research into this property.

Research

If after a positive tour and inspection you are interested in buying the property, the broker will start further research, and check if all technical and legal matters are in order. A home inspection can also be arranged, to be assured that everything is in good condition and to find possible maintenance problems.

Negotiations

The negotiation process is probably the most exciting part when buying a home. The real estate agent knows exactly how to negotiate in the current market situation and cannot be fooled by sales tricks or sentimental arguments. Knowledge of the home market and the broker’s experience, will assure you of buying the home under the best possible conditions.

Purchase Agreement

If your offer is accepted, the seller’s broker will send you the Purchase Agreement. Your broker will check if this contract is legally correct and that all agreed upon conditions have been included. Before the transfer can take place, a number of things need to be taken care of, such as the mortgage application and the property valuation.

To the notary

On the day of the transfer you and your broker will inspect the home, to make sure the inventory and condition of the home is as agreed upon in the contract. Then you go with your broker to the notary where the official transfer will take place. Congratulations, you are now officially a homeowner!
